Large-Scale BPO Office Fit-out

When a leading global BPO set its sights on a new five-storey facility in Cape Town, Trend Group was appointed to deliver a full turnkey solution. Spanning 16,800m² and accommodating more than 4,500 workstations, this large-scale office fitout demanded far more than a conventional project and is a showcase of Trend Group’s capabilities. Designed and built to support the operational demands of a global BPO – a 24-hour operation serving an international customer base – the result is an environment that delivers and where people genuinely want to work.

Scale and programme

Before the build could even begin, the interiors had to be stripped back to a grey box to accommodate extensive infrastructure upgrades to meet global operational standards. HVAC systems were replaced, electrical distribution was upgraded, a dedicated water plant was installed, and building services were reconfigured – requiring careful planning between multiple specialist disciplines.

Built for Continuous Performance

Since business continuity was critical to this brief, Trend Group delivered a comprehensive backup power solution, keeping the facility fully operational even during extended power outages. This was achieved through a strategy including generators, UPS systems and a dedicated battery room, no small project management feat that required factors like; significant structural reinforcement to support approximately 1,200 batteries and dedicated cooling systems. Alongside this, the client’s confidential data capturing work required a highly specialised server environment: precision cooling, anti-static flooring, gas fire suppression, and fire rated construction, backed by international grade IT infrastructure.

Designing Colour Zones by Function

Colour and brand identity were concentrated in the shared spaces on each floor — receptions, locker rooms, and canteens — giving every level its own distinct character. The main office open-plan desk areas, by contrast, were kept neutral and repeatable, reflecting Trend Group’s understanding of the BPO sector, where adaptability delivers long-term commercial value.

When it came to integrating the client’s bold brand identity of vibrant oranges and reds, Trend Group applied a tactful colour strategy of complementary shades themed across floors. On the upper level floors blues and greens balanced the energy of the brand palette and improve sustained comfort in high-occupancy environments. Red and orange were retained for impact on reception, feature walls, and for key branding moments.

The later phases the palette further — a purple floor introduced a new complementary register while the recruitment hub is finished in deliberately energetic yellows, pinks, and blues. The brief was to create a space that felt as dynamic as the process it supports, and it has since become the building’s most talked-about floor.

Materials and specification

Supporting more than 4,500 people required careful consideration of employee experience alongside operational efficiency. Dedicated training facilities, recruitment spaces, games areas, a commercial kitchen, wellness rooms and prayer facilities were integrated throughout the building to support both productivity and wellbeing.

Acoustic comfort was prioritised through specialised ceiling systems, soft flooring, sound-dampening partitions and canteen baffles, specified to manage noise across the workspace. Materials were chosen to withstand continuous, high-traffic use. Solid surfacing was specified for joinery including booth seating, flooring balanced durability with a high-quality finish, and wall protection was integrated throughout.
FF&E was supplied and sourced by Design Colab, with locally manufactured furniture throughout.

Delivered at Scale, Built to Last

Despite the project’s exceptional technical complexity and scale, Trend Group completed the fit-out over three separate phases, maintaining an average delivery time of about six weeks per floor. The result is a resilient, future-ready workplace, delivered as a full turnkey solution where engineering excellence, considered design and operational performance come together seamlessly.

This large-scale fit-out from greybox to fully operational facility sets a new benchmark for reliability, resilience and speed of delivery. The building itself reflects this same standard of excellence, holding a Green Star SA rating as part of the Black River Park precinct.
